Freshly paved asphalt typically needs a curing period before its first seal coat — usually somewhere between six and twelve months, depending on traffic and weather. We’ll assess your lot and tell you the right window instead of guessing.

Usually one of three reasons: the sealer was applied too thin to stretch coverage, cracks weren’t filled before the seal went down and water got underneath, or the job was done in weather that didn’t let the material cure properly. We build our process to avoid all three.

Most commercial lots benefit from a recoat every two to three years, depending on traffic volume and sun exposure. Our maintenance programs put that on a set schedule instead of waiting for a lot to visibly fail.
